大家帮忙看看，严重吗？值得买吗？
马上就要close了，现在walk away估计损失惨重啊。 |

If only in craw space, I would like to say ignore;
if it is also in the upper lever, garage, scary...
If the garage is attached (no rooms on it), should be ok, otherwise, walk
away...
However, looks like the crack on the wall is very tiny, should be ok.
Cover it when you re-sell it.

inspector第一次没有发现，今天被我叫过来看。看完说没问题。要是第一次发现了，
我也就不会买了。现在马上要close了，due diligence period 也过了。现在walk
away损失惨重啊。

发帖数: 14763 | 10 Screw the inspector. He didn't see it in the first time, now it costs his
credential.
My diagnosis is yes, that's some settlement crack. But the size is small
over four years, it's acceptable. Hopefully, the crack won't expand any
further and you just need to have some epoxy filler injected into the crack
to seal it up. ASAP as an open crack would only get it worse.
It's really a pity. This should've priced into LZ's offer. And more
importantly, LZ should've walked away from a house recently built on a river
bed.

1. 房子后院经常有积水，因为地势比周围房子都低。奇怪的是，房子后院其实坡度比
较大，却还是积水。seller的解决办法是安装french drain，我也同意了，以为这样可
以解决问题。现在看来，可能后院的积水与裂缝是有关的；
2.裂缝附近，墙与土壤交接处，从外面看，有1厘米宽的裂缝。现在看来，可能是
foundation 移动或者倾斜造成的；
3. 房子内部，天花板与墙的交接处，几乎所有地方都有裂缝。这对一个才4年的房子来
讲比较奇怪。我现在的房子快10年了，几乎没有这种裂缝；
4. hardwood地板上有两道比较大的裂缝，不知道是否与foundation 移动或者倾斜有关。
教训惨重啊。我的$4000 earnest money啊。 |
