这个利率如何-- 昨天的报价,在加州。
New purchase, SFR, 80% LTV, $640K mortage
Qutation #1: 4.875% 30Yr Fix for $640K mortgage
No point. With regular closing fee ~ comparable to others.

Quotation #2: 5.000% 30yr fix for $640K mortgage,
No point either. with similar closing fee,
Lender credit= $6400 (1% of loan).
Which one to pick?

How come other place offer 5.125% --> provided by MITBBS brokers? Maybe my builder trying to attract me after I threat to quit the purchase,LOL.
是不是要再向 builder 砍砍价,2周后就要close乐。

both are good depends on if you're willing to cough up cash upfront.

I was editing.. :)
How come other place show 5.125% --> provided by MITBBS brokers? Maybe my
builder trying to attract me after I threat to quit the purchase, LOL.

ha! my rate as of today (02/25) is 4.875% on high bal purchase loan in
socal... you can check out my postings below--i assume it's a SFR.

purchase的话,选no piont的最低rate,然后比较一下closing cost,选个相对低的银
行。
羊毛出在羊身上,broker能返出钱来是因为赚的就多,而之所以赚的多,是因为offer
的rate高。

I just locked in with Citibank last Friday. 450K Loan 3.75% on 5/1 ARM, 1/8
pt back (about $500). Just recieved the Good Faith closing estimate. The bank fees are;
appraisal: $550
origination: $625
credit rpt/fedex/etc: <$200
With the $500 rebate, Citi only charges me a total that's less than $975, including appraisal. Not even any bank lawyer's fee.
Of course, because the property is long island, NY, I got to pay various tax and
also title insurance. That pushes the closing cost to close to $20K. But as
far as Citibank is concerned, $975. That's it.
