obtaining the mortgage because the mortgage company may suspect that you are
buying an investment property instead of of primary residence. Investment
mortgage has a higher rate.
The best thing is not too allow rent back. There will be many issues beyond
cleaning, like liability and property damage. Let say the furnace or the AC
broke after closing but while the buyer is still living in the house, who
should pay for it? If the buyer accidentally fell inside of the house, would
he sue you for liability?

来出租就没有这个限制。所以法律上来说是没问题的,rent back已经放在合同里面,
银行已经知道。
