发帖数: 2719 | 2 don't be intimidated by the asking price. recently i found that a lot of houses in great neck priced between high $900s to $1m are being sold in the $800s. The prices has been going up a bit since last Novemeber though.
I am closing on a house in great neck north in 2 weeks.. The final price is
about 12% lower than the asking. I had no buyer agents and negociated directly
with the seller's agent for further saving. |

地税10-15K, 通勤10K, daycare 20K, mortgage + insurance 50K, 就可以喝西北风去
了。
如果不是攒下很多cash的， 20万household住都吃力， 还是区里最烂最偏的房子了。

宜吧。感觉大脖子也不都是1m, 2m的豪宅，也有不少中产阶级affordable的房子。 |

发帖数: 2719 | 11 大脖没有那么有钱。1M以下的方子多得去了。按照平方米均价计算房价其实还没有北京
上海高。呵呵，北京一环内的一个阳台就可以买大脖了。很多3bed的房子只要60多万，
地税也就1万上下。平均household收入可能也就10万上下。。。 |

But great neck is not all that. 600K-1M houses are the majority. There are a
bunch of super wealthy Iranian jews living in the northern tip of Great
Neck, but they are few in numbers.

发帖数: 248 | 15 据我观察，在大颈的居民有2种，一种是很老的couple，这种人房贷肯定早就还清了，
就等把房子卖个好价钱去养老。这样的房子不好讲价。看到好几个房子在市场上上下下
好几年，最后成交价和要价差<10%。另一种就是家里有上学的小孩的年轻人，在这里面
亚洲人很多，家庭收入应该至少要在20，30万以上。还有一小搓中年的，包括一些台湾
香港韩国人（日本好像不多），还有些犹太人。这2种人卖房子的可能性不太大，如果
卖的话有可能拿到好的deal。 |

population around GN and Port Washington. There is a very decent Japanese
mini-market called Nara in Port Wahsington with home video rentals,
authentic sushi lunch boxes, and pretty much all Japanese groceries. I have
shopped there a few times but never had the time to chat with the store
clerk about where Japanese live. I believe Canon's NA headquarter is nearby
so there is a bunch of expat families. |
