fees; 2. lender requires condo certification--specific req on owner
occupancy rate (usually > 51%), pending litigation, HOA due delinquency, etc
.; 3. if it's new condo project, req is even stricter.
on selling, above issues apply to prospective buyer if loan is req'd.

了。
具体一下下面的回答。如果是Townhouse或者Condo，必须交25%的Downpay，这样可以免
除总贷款额0.75%的额外费用。如果你可以证明，房屋保险是你自己出，不包括在HOA里
面，而且如果是Detached Condo，那么有的贷款Broker可能能给你做成SFH，但是很多地方都不行。

，其他没啥大不了的，麻烦也不是麻烦在客人这边。由于跟其他property连在一起，容
易受池鱼之灾，所以银行对condo的审批有特殊的规定而已。
新condo比较难拿到贷款，是因为银行对property本身有concern，90%售出的成熟condo
社区就不会有什么问题了。不过，如果社区内的投资房比例过高，是会影响贷款的。
从做贷款的角度看，我喜欢single family house，最简单，不过，从卖房角度看各有
各的市场。 |

I personally bought a few fee simple townhouses,as well as condo townhouses.
The first townhouse I bought as primary residence I only paid 20% down. For
all others I had to pay 25% down as they were investment. If the ownership
is condo as opposed to fee simple, then like some people said it does
require a few more things like rent ratio etc.
When talk about townhouses, I assume they are real fee simple townhouse and
there is really not much difference compared to SFH in financing.

发帖数: 2712 | 15 大部分宅子都是fee simple的，如果不是fee simple，像俺们公司，都不给做mortgage。
在贷款上，把townhouse分成两类，PUD或是Condo，完全取决于建造时在county的注册。
如果属于PUD，那么20% down就可以了；如果属于Condo，则需要25% down。不论是PUD
还是Condo，因为与其他单位相连，在做贷款的时候，多一个取得银行对property的
warranty的步骤。
