fewer surprises. You know you would have to replace the roof in x number of
years, you know you would need to replace the heater in x number of years,
things are more predictable. People have been living in the house for 80
years, there would be no more surprises.
In a new house,it would be hard to predict. New development are gernally
mass produced with the cheapest material the developer can find.If I had to
buy a new development, I would only buy one that was built by the owner, not
the development.
Another thing is that in nicer part of any mature town, most of the houses

一般百年左右的房子很少见这样.
而且老房子很多都是石头地基+砖墙, 维护其实方便, 连保险都便宜.
老房子的致命缺点是floor plan.
这个如果对taste比较执著的, 就没办法了.

中国的古建筑大多是被烧掉的, 而不是塌掉的, 中国好像有个什么木塔, 多少年寿命忘
了.
石头结构的预估是上千年, 近的有欧洲古城堡, 远的有金字塔.
不要拿人的寿命去看房子, 以前国内的城市里的祖屋, 四合院, 也好多大明朝的.

house was largely neglected after 1950, with no scheduled maint. done for
over 60 years!!! The roof is still good, the house is still solid and my
grandpa is still living there. 15 years ago, the govt wanted to take it down
to make way for the new subway line, we fought it in court and the building
was preserved as it is the one of the only 3 northern spanish style (
whatever that means) buildings left in Shanghai. Its hard to imagine a
building with no maint. done for this long is still standing, not even any

什么东西都是solid的.
现在流行复古, 我家的墙就是砖墙(就是卖贴墙砖那种一片片砖头贴上去的).
我本来不想铺drywall了, 但是LD以孩子太小为由, 还是铺了一层上去.
一般来说, 房顶的寿命10-15年, furnace 10年, PVC的下水管20年.
老房子的铸铁管几百年, 铜管50年(也能用上百年). 就是电线可能需要take care, 我
拆过一段旧电线, 里面还是石棉绳包着的, 连胶皮都没有, 不知道多少年历史了, 不过
貌似运转还正常, inspector当年也没特殊提及.
买20年房龄的房, 需要操心的事儿一点也少不了, 而且材料材质降低了很多.
怕麻烦的要么就买新房, 然后10年左右卖掉.
