从去年11月开始看房，前后只让这个台湾agent带着去看了4趟房。每次都是自己做好功
课，列出几个就近的给她，她就带我看。
4月初，出来个很好的short sale deal，就当天晚上口头同意，第二天就签了offer.
房主很快就接受了我的offer. 这也是我下的唯一一个offer. 这都过去两个多星期了，
因为是short sale要房主的贷款银行同意。还在等。也没什么short sale么，就是慢点。
问题是，这个台湾agent，从一开始旧说她是什么一条龙服务，就是房子，贷款，和房
子修整什么的她都可以帮搞定。10天前给我一封信，说要我的银行statement,
paycheck,我W2,两年报税等。要帮我作贷款。我准备好了，这周一碰她，让我签那个贷
款的申请表。我说银行的approval还没有下来，房子具体多少钱，都不知道，怎么签这
个空白的申请。她说为了节省时间，因为很多银行批下来，可是贷款慢了，就把很好的
的deal 废掉了。 。。。10几页的文件，其他房子信息全空白，说是没关系房子下来她会帮我填上那些房子的信息。就让我签字 initial什么的.我说我听说有broker 给rebate,给点数什么的。。。她就不太高兴了，说你可以问别家，我给你介绍的是没有任何hiding fee的，别人给你这个那个听着很好，可是都是给你的rate高。。。然后我就坚持没签，说问问别人再说。
昨天她给我的email里居然说：‘When you complete the loan application get approval then I can check with listing agent about the seller’s lender approval.“
这不是和一般的反着了么。
我觉得有些蹊跷，都是有了owner银行approval ，才开始贷款的。而不是什么我这个代
理说的要什么都ready才让我提前做贷款申请. 我问了两个朋友介绍的贷款代理，给过
朋友3000，或是origination fee免一部分，可是人家都说没有银行approval ，不能给
你报或是评估贷款利率和closing fee.
今天我这个台湾agent又给我转过来这么一封从title company 来的email，说是：“
Unfortunately escrow can't order the HOA docs - so it needs to be either one
of you; when you do order please indicate that escrow will be ordering the
HOA demand. Please let me know when they have been ordered so than I can go
in & order the demand.
That needs to be done ASAP so I can get the demand - the delinquent HOA was
not included in the est HUD's subbmitted for the short sale.
”
我就纳闷了，怎么这个ｓｈｏｒｔ ｓａｌｅ的银行还没同意我的ｏｆｆｅｒ,我的ａ
ｇｅｎｔ都到这步了。 这个台湾agent虽然嘴上说无所谓，鼓励我问别家的broker,可
是不是我这么坚持。来回几个邮件，她直到今天才给我她用的broker的电话，也是个台
湾人。
我现在除了怀疑她要既挣agent的钱，又拿broker的钱。我还更怕她即使 房主的银行批
下来，我要是不用她的broker她就会拖着不告诉我。 因为他一直催我，说什么我们就
是要快。。你问别家贷款公司可以，可是一定要快，还什么要是不快，会耽误，
晚了还会罚款什么的。可是我拿不到银行approval ,别家也不给我评估贷款啊。怎么比
较？
各位有经验的请帮我说说对策？谢了 | a*l

大公司确实是有一条龙服务，但是介绍客人给贷款公司，帮助协调联络，不像你说的这
样，好像她自己在帮你做。
她是不是台湾人倒是没什么关系。

发帖数: 2944 | 3 我是agent，我们也是大公司一条龙，但没有说客户必须在我们这里贷款的。你可以
shop around,那是你的权利。我们都这样鼓励客户的。你这个agent显然有问题。
你有pre-approval吗？有就给她看，同时说你在shop around rate，不一定在她那里贷
。看她怎么说。 | D**P
发帖数: 223 | 4 At least your agent is pretty experienced on short sale. Nothing wrong for
him to earn commission from your loan in addition to the sale, as far as the
mortgage he provides is comparable or better than others. Of course a lot
of ppl will not recommend to do inspection or mortgage before the approval.
It's up to you to apply for mortgage before the final approval from the
lenders (of the seller), and up to your mortgage lender to decide if they
want to approve your loan without an excutable sale agreement.
I am waiting for a short sale too and already have my loan commitment letter
with rate locked a while ago. Just want to give a try. | r******l

I could try and be patient too.
The issue here is: I talked two loan brokers, while they said they could NOT
start loan estimation or give me the closing fee without the seller's bank
approval. In this case, I have no idea to compare which broker is better.
How did you persuade your bank broker to start loan process first? Thanks.

would suggest performing an inspection before submitting offer or getting
bank approval (if sellers allow you to do so)
for loan application, I think you can wait, many banks need the lender
approval to process mortgage application
typical closing time for SS are 30~45 days, should be sufficient if you act
fast

agent不可能不给你联系listing agent，要不她赚啥钱
点。
