大家考虑short sale的房子吗?
我看的这个房子据agent讲是房主07年花24万买的,现在卖22万(原来出价24万3,后在3、4月份连续降价四次到现在的价位)。不知道在导什么鬼。
我发信问我的agent有什么风险
“Would it be possible to find out why this is a short sale. Who is in title? Has a foreclosure notice been filed and how much is owed to the lender(s) (Do they have one loan or two loans?)? ”
他的回复是:
“If this was the one you decided to buy, we would make all of the normal contingencies in the contract (e.g. that you get clean title to the property with all liens and emcumbrances cleared). There is no way of knowing the exact mortgage(s) outstanding. It is safe to say, they are higher than the asking price. ”
是不是把这些contingencies加上就安全了?

shortsale的房子两点不好:
1. 等的时间长, 通常至少3个月
2. 基本都是sold as-is
好的是能捡到deal

反正我等我的short sale也难受,
随便说几句。
连续的降价不奇怪,
反正是short sale,房主不心疼(也可能最早开价的时候,还没开始short sale)。
现在的listing价格也并不能保证是lender能接受的价格。
lender的数量,可以直接问对方的agent,
当然也大多可以自己查到(比如county网站,或是专门登记贷款的网站,用地址或房主
的名字)。
当前所欠贷款的数量,不确定能不能问到(我没坚持问),所以是自己猜的。
根据贷款的数额,年限,
很容易算出现在的balance(跟利率没太大关系),
不过得猜一下房主是什么时候开始不付贷款的,
所以我的数字是大概估计的。
你可以打听一下这个房子之前有没有过offer,是否递上去过。
有递过的话,处理起来会快很多,也帮助你合适的出价。
整个过程中,双方的agent是否有相关经验还是蛮重要的,
如果listing agent能经常直接跟lender的相关人员联系的话,会好很多。

问问房子上有几个lien吧,如果是两个lien,并且不在同一银行,那还是慎重吧,旷日
持久呀。

for short sale, what you really need to know is how many liens and lien
holders that property has, the amount is owning and whether the listing
agent has closed a short sale before. if there are more than one lien, your
chance to close the deal is very low (less than 1%) and will take a long
time. another thing is that you need a good agent to help you. it's not that
hard to find out how many liens on the property since they are public
record. from your agent's email, he either don't really know what he is
doing or too lazy.
