expires, then that means you automatically backout. Make sure put it in
writing. You should have given them a deadline to respond on your list of
repair requests.

unreasonably refusing to release the deposit? |

you still want to buy. If not, sue him and when the lawsuit is not settled,
he will not be able to sell it to anybody else. BTW, he will not get
contingency money even if he doesn't release it, title company gets it. --
those are what I heard from my buyer agent, readers feel free to comment.
