qualified for a locked 4.00% rate instead of the current 4.88% rate. Also
that we will pay no closing cost and all fees will be waived. We must,
however, call within one week to take the advantage of this offer.
The offer sounds quite good. But what's the catch? Doesn't Chase make more
money by keeping us paying at the current higher rate?
Any input will be highly appreciated.

万，不知道4.0和4.88能差多少。另外信里也没说4.0是refinance多少年的利率。

That's the catch!
If they give you 5-year ARM or 10-year mortgage, this rate is not low at all.
