We are first time home buyer. The seller has agreed to pay up to 3% of the
final purchasing price toward the closing cost. Does this mean when we shop
around for mortgage, we should pay more attention on mortgage rate instead
of closing fee?
Also a mortgage agent mentioned to me that eveytime when a mortgage company
gets pulls my credit score info, it will reduce the score by 8-12 points. Is
this true?

his bank since this is a short sale. He agreed to pay his attorney 3% of the
final purchase.
When we made the offer, we offered a xx number for the first time. he let us
change the amount to to xx minus 3%. Then ask us to pay attorney fee for
him. He offered to pay 3% toward closing.
It's confusing to us. I don't know why he is doing this.

I don't know why he did this. I doubt he cares about the difference of these
two 3%.

However, the 3% of a 30K is already about 9000, and in most cases, a closing
fee won't be over 5000, so I still think he will gain some money by this
arrangement. Remember, the escrow amount at the closing time, including the
tax, interest, insurance for the first month, are NOT called part of the
closing fee, and you need to pay them anyway.
Please ask him his defination of "closing fee", or you can ask any loan
broker about their "closing fee", you will see a closing fee is usually only
about $3000-$4000 sth.

2% in our case. So keep in mind that you may not get the whole 3%.
