3)Pocket door between kitchen and utility area does not close, is stuck in
wall cavity,rot to lower area of trim at this pocket door. many of the
interior doors do not close,drag the ground and ore out of square
4) Worn / missing insulation wrap at the exterior suction line at the a/c
unit. Did not operate within industry standards at time of inspection.
Supply temperature is 60 degrees, return is 72 degrees, difference of 12
degrees. Normal differential is 15-20 degrees. Recommend HVAC technician to

现在想请教一下大家，这样的房子是不是最好walk away？如果维修大概花费会是多少
（这个房子价格还行）？这种town house，每个月都要交110块钱的association fee，
那么association负责foundation的维修吗？另外townhouse的foundation，是不是必须
和邻居一起修啊？那个房子和两个邻居都share墙。
说实话我不想要这个房子，可是无奈家中的decision maker觉得，只要seller答应维修
好，就可以买。我第一次在美国买房，实在没有经验，请大家给我科普一下吧。谢谢！ |

我是因为不懂，某人是因为太忙了不上心。那个realtor给估算了个closing cost，说
不超过7000，可我觉得挺高的，因为前段时间有个朋友买了个比这个贵一倍的房子，贷
款额接近，closing cost也才不到5k.
已经给了offer，签了些不知道什么东西的东西，然后开始inspection，今天检查完发
现fundation问题，我们才开始联系buyer's realtor.

seller's realtor的情况下成交，这个6%我们需要承担吗？还是卖方承担？
再问个愚蠢的问题，如果我们自己有个agent，那么双方agent的佣金各自是多少？由谁
承担？

现在你找buyers agent已经没有用了，因为这个交易你已经使用了list realtor作为
dual agent了。

你最多告诉中介，让对方再跌价15万，你可以拿下。

association的by-laws, rules, master deed的相关说明, 权责都包括在这里面了. 理
论上说, 这些东西都是你在下offer之前要阅读的. 多数realtor都是无良无耻不会告诉
你这些, 所以你得自己长心眼.
不过我的建议是move on算鸟, 好好和你的老公说说, 你呢, 有空的话多花点时间了解
一些美国房地产的一些规则和常识...
另外, 看在俺这么尽心尽力, 给包子吧!

but you really need to know what you are doing. Find out your contract and
see if there is a inspection contingency, which should be there. Use the
contingency to walk away and do not buy a home before you do some research.

要知道买房过程中所有的人都是靠你在赚钱，你自己没法把关，难道还指望别人替你把
关么？

房什么的，这次是我从网上找到的房源和agent电话去看的房。我对美国买房没什么概
念，他又不上心，后来才发现那个是seller agent，不是buyer agent。。。
据说Texas的很多房子都有foundation问题，inspector也说有超过20%的房子有
foundation问题，这是真的吗？
