best is to look at the situation and decide whether a refi will benefit you.

Management Co (PIMCO) miscalculated the price (interest rate) trend of US
Treasure Bond in the past few months, resulting his flagship PTTRX's not-so-
outstanding performance.
In short, no one could predict the interest rate (mortgage rate) correctly
and consistently in the long run.

If you just purchased your house, even 0.25% drop is worth refinancing,
given this is truly No Point No Free Refinancing.

740+ FICO Credit Score, LTV ≤ 75%, 19 day rate lock, impound account
Conventional Conforming loan ≥ $380K, Jumbo Conforming Loan ≥ $580K.
the appraisal fee is covered.
BTW, if your loan is 15 years fixed, you only need LTV <= 80% and FICO > =
660 (around).

public. gov't filings of fund holdings can have min 3-6 mo delay... by the
time you find out, the fund could have changed position already. :p
or how else the funds can make money? remember the panic selling in March
of 2009? turned out it was the "absolute" lowest point of the crash... i
remember Cramer was saying mkt would head lower still on CNBC. don't trust
the mass media--rather, only a small group can make money at the expense of
the mass unfortunately.

其实你当初如果是跟 retail bank 带的矿,不需要等4个月。
