我们在upstate new york,看上的房子要价$595K,3100SQURE FEET,COLONIAL
, 2ACRES,4BEDROOMS,学区大概8,9分的样子。
我们周五出了$585K,
卖家今天回复说接受我们的OFFER,但是:
他们不address anything found during the engineering. They expect that some
things will be found during the engineering and want the $10,000 difference
between our offer and their asking price to be used to correct those
problems. If the engineering finds more than $10,000 worth of problems they
said we should just withdraw the offer.(这是我们的AGENT给我们转述的)
大家说说我们现在应该怎么办?我们CLOSING COSTS谁出还没讨论过,不知道还有没有
可能再争取一下。

make sure you select inspection contingency to protect you because it sounds
like the seller is aware of some problems of the property. by the way, $10K
reduction from the listing price is nothing. Are you sure you did not
overprice it?

卖家知道房子有问题,还这么硬气,估计是楼主overprice了。出价给高了,楼主再怎
么讨价还价卖家都没损失了。现在估计卖家就等着楼主签了合同给他做免费inspection
呢。

你们这价还得也太没谱了吧.怎么着也得照15%往下侃啊,
我们这里最近成交的价格基本上都是低了5-10%.

看来大家都说给高了,主要是当时学习了COMP DATA
发现类似房子都$600-$900K,
又听我们代理说这个房子多火多火,好多人要下OFFER
所以我们就只降了一万

美国房子多是木结构,忌讳说火。劝你还是换一个agent。
