We are currently in refinance process with rate locked at 3.875 for 30 years
. The appraisal value came back higher than what we paid a couple of months
ago (also the assumption on the rate lock sheet to calculate LTV). If we
do not change the loan amount, we will be in the 75% LTV instead of 80% on
the rate lock confirmation sheet. Will this affect the credit we will
receive from the refinance [The lender paid about $900 more on that day for
75% LTV]?

The refinance is no cost based on 80% LTV. I do not know if the updated
appraisal value will change the lender's credit. I paid about 23% down for
my current mortgage, so it's realatively easy to be changed to a different
LTV category.

是这样,比如你首付原来是15%,每个月还要多交钱付PMI,但是因为你appraisal房价
更高,现在你的首付变成了20%以上 (就是你付出的钱除以appraisal房价),每个月
省下PMI的钱。不过你的case已经付超过20%的首付了。

h***b 发帖数: 1233 | 6 diff btw 75% vs 80% LTV (assuming FICO of 740 or better) is the extra "add-
on" fee lender charges--0.25% of loan amt. i.e. if it's 75%, the credit
lender pays will be slightly higher. consider it extra bonus! :p
if you target rate happens to be on the border line i.e. 4.25% vs 4.375%,
the extra 0.25% credit may tip you towards 4.25%. communicate w/ your
broker.
higher value is always better.
