LOTS & GROUNDS: WALKS
PROS: HEAVED/SETTLED CONCRETE WALK IS CREATING A TRIP HAZARD AT THE
FRONT RIGHT. '
SOLU: PROPERLY REPAIR/REPLACE THE WALK TO ELIMINATE THE TRIP HAZARD.
LOTS & GROUNDS: GRADING ,
PROS: NEGATIVE GRADE SLOPING TOWARD THE DWELLING AT THE BASEMENT.
SOLU: PROPERLY REGRADE LOW AREAS TO DIVERT WATER AWAY FROM THE FOUNDATION.
THE GRADE SHOULD SE SLOPED AT A RATE OF l inch PER FOOT Up, TO 6 FEET FROM
THE DWELLING USING A COMPACT CLAY TYPE SOIL. Contact A QUALIFIED CONTRACTOR
FOR REPAIR SOLUTION AND COST.

PROS: CRACKED CROWN AT THE TOP OF THE CHIMNEY. CRACKS IN THE CROWN CAN
ALLOW WEATHER ELEMENTS TO ENTER THE CHIMNEY ANDIOR ROOFING STRUCTURE.
SOLU: PROPERLY REPAIR/REPLACE THE CRACKED CROWN AT THE TOP OF THE CHIMNEY.
EXTERIOR SURFACE: TRIM I
PROS: DETERIORATED WOOD TRIM AT THE REAR KITCHEN DOOR.
SOLU: PROPERLY REPLACE THE DETERIORATED WOOD TRIM AT THE REAR KITCHEN DOOR.
EXTERIOR SURFACE: FASCIA I
PROS: THE ALUMINUM CAPPING IS BUCKLED AT THE RIGHT PORCH FASCIA.
SOLU: PROPERLY REPAIR/REPLACE THE ALUMINUM CAPPING AT THE RIGHT PORCH FASCIA.

ATTIC: VENTILATION I
PROS: SOFFIT VENTS ARE BLOCKED BY INSULATION PREVENTING Proper AIR FLOW.
PROPER VENTILATION IS NECESSARY TO PREVENT CONDENSATION.
SOLU: PROPERLY REMOVE THE INSULATION FROM THE SOFFIT VENTS AND INSTALL
BAFFLES TO PREVENT INSULATION FORM SLOCKING THE VENTS IN' THE FUTURE.
ELECTRICAL: PANEL I
PROS: IMPROPERLY SECURED WIRE AT THE SOTTOM OG THE MAIN PANEL. A
RETAINER IS REQUIRED WHERE THE WIRE ENTERS THE PANEL. I
SOLU: PROPERLY INSTALL A RETAINER WHERE THE WIRE ENTERS THE MAIN PANEL. ALL
ELECTRICAL REPAIRS SHOULD SE PERFORMED SY A LICENSED ELECTRICIAN.
AIR CONDITIONING SYSTEM: SYSTEM
PROB: CONDENSATION LEAK WAS NOTED AT THE BASEMENT AIR HANDLER. UNIT IS
BEYOND ITS INTENDED DESIGN LIFE.
SOLU: PROPERLY REPAIR THE CONDENSATION LEAK.
PLUMBING: WATER HEATER UNIT
PROB: THE WATER HEATER Failed TO OPERATE USING NORMAL CONTROLS. THE UNIT
HAS A FAULT LIGHT LIT SUGGESTING IT EXCEEDED LIGHTING Attempts.
SOLU: FURTHER EVALUATION BY A LICENSED PLUMBER IS NEEDED.
FIRE PLACE/WOOD BURNING DEVICES: FIREPLACE
PROB: INOPERABLE DAMPER AT THE FIREPLACE. THE DAMPER DOOR IS DIFFICULT TO
CLOSE.
SOLU: PROPERLY REPAIR THE DAMPER DOOR AT THE FIREPLACE.
FINAL COMMENTS: UNSAFE HAZARDOUS CONDITIONS I
PROB: THE GARAGE PULL DOWN STEPS ARE MISSING A SPRING CONTROL
SOLU: PROPERLY REPAIR THE GARAGE Pull DOWN STEPS.
MISCELLANEOUS ITEMS:
A MUSTY ODOR WAS DETECTED IN THE BASEMENT. THE ASSESSOR WAS UNABLE TO
DETERMINE THE SOURCE OF THE MUSTY ODOR. I
CONTACT A LICENSED PROFESSIONAL CONTRACTOR TO DETERMINE THE SOURCE OF
THE MUSTY ODOR AND TO PROVIDE APPROPRIATE REPAIR SOLUTIONS AND COSTS.
