我算了一下其他各项费用加在一起比803项多个1,2百块。是不是这个就是agent
说的no cost closing。可是我的new loan的amount比我原loan多了几百。那个802是银行给agent的credit吗?多谢! |

underwriting fee is separated from the origination fee. what about yours?

origination is 2400, but in this case (not yours), the origination fee is
only 400+, how come the big difference? although the loan amount may be
different, yours is not too much.

803 = 802 - 801:只不过说银行回扣减掉经纪人费用,剩下的拿去抵消其它Closing

803的钱(-2,416.05)会cover其他的closing cost,比如:escrow,etc,如果有剩余,就
是borrower的,会放到impound account里或是付prepay interest. |

这里面901和1001和1304就不能算closing cost的了,是不是?所以当broker说no
closing cost,他帮你付的就是其余那些项的总和。 |

这一项比较贵:

难道这项就是Settlement or closing fee?

1)Lender fee (银行手续费)$699
2)Loan origination fee(经纪人费用,事先定好了的) $2400
3)Settlement or closing fee $350
4)Appraisal fee $400
5)Lender's title insurance $250
6)Mortgage Recording charge $75
Lender credit to borrower (银行回扣)-$4800
银行回扣扣除6项费用外还有剩余,用来冲我一个月的利息。 |

这是最基本的“no closing cost”。这些钱也是银行回扣得来的。我的是银行回扣除
了付closing costs 还有剩,就抵消一个月的利息了。
