It has a calculation formula (seems there are some number from the HUD).
Just wondering how the cost is calculated?
What's the meaning of normally said "no cost refinance"?

要付任何的closing cost,包括appraisal fee。

楚那些东西。哪几个数目是关键?是不是这几项?
301:GROSS AMT DUE FROM BORROW
302: LESS AMTS PAID BY/FOR BORROW
303: CASH TO BORROW
最后,refinance agent给偶的refund check看到数目比偶预付的appraisal fee要少,
他也列了一计算公式得出的这个数目,所以偶就觉得有疑问,不知道为什么会少点?

些比较常见的cost:
Lender fee - included in the origination charge.
appraisal fee (POC - paid out of closing)
credit report
tax service
flood certification
title charges
government recording fee
reconveyance fee to old lender
recording fee to old lender
把上面的费用加起来就是closing cost。
lender fee = origination charge - broker commission
no closing cost的意思在置顶里有,你可以参考一下。 |

broker,人品很重要拉,说是退全部的apprasial fee,就应该全部退给borrower.

以及减掉prepaid interest.

1) Interest
2) Principle difference
3) Property tax (if you have not paid yet)
4) Impound account (if you have one)
All others shall be covered (including cost related to change vesting title,
etc.).

listed and copied below:
1) Interest (1~9 nine days for old loan company, 9~30 22 days for the new
company. one day overlapped. )
2) Principle difference
3) Property tax (None, paid already)
4) Impound account (two months property tax plus three months insurance)
All others have been listed in HUD1 and credited back to me from loan
officer as:
1) origination charge
2) Appraisal Fee
3) Credit Report Fee
4) Flood Certification (Life of Loan)
5) Title services and lender's title insurance
6) Government recording charges
7) Transfer taxes |

I've not got it yet.
The money in my old escrow money is my money and will be included in the
final check. I just called the old loan company and confirmed what I'm
understanding.

My refinance loan is more than the loan balance. But they also paid the
second half of my property tax in the closing. I just found another piece of
paper with summary amount.
This is the amount I should get:
$num1 = $newloan - $payoff - $propertytax + $appraisal
And I got two checks:
$num2 = $check1 (from closing) + $check2(from agent)
Just found $num2 is $5 less than $num1. Looks like it's the fee for property
tax duplicate bill.
So it's reasonable for me to pay it?
