special addendum for SS to deal with situation just like that. check with
your agent and see what kind of protection you will have.

letter from lenders does not arrive by a specific date, either the seller
and the buyer can cancel the contract without penalty. However, it does not
instruct what should occur if cancellation before that date. Mixed answers
are given from agents and online. That's why I am asking here, though I
think, by law, the seller has the right to keep your earnest money if buyer
quits before approval, otherwise, the contract has no binding effect, though
in realty, many agents may just not understand the articles well, or they
know buyers always can utilize the contingencies to quit.

the whole thing. most likely it hasn't really started yet at bank's end. so
you should be OK. talk to your agent.
