If you don't use a property management company, where do you get a standard
form of leasing agreement and addendums... I should have kept the stuff I
signed when I was renting-:(

发帖数: 3328 | 3 Property management company will charge your 1) Placement fee (to find
tenant) 2) monthly management fee (i.e. 8%).
You could get standard rental form online or join some kind of association http://aoausa.com/. Definitely you have to keep all documents to protect yourself. This is your business (although most likely to be classified as passive income per IRS definition).
Both credit check and criminal check are optional. Normally I just do credit
check for my tenants.

criminal act addendum, smoke alarm addendum, carbon dioxide addendum. Smoke
free addendum.. Am I missing anything?
I want to give it a try... If I really hate it, I will find a property
management company. The problem is when they call the service people for you
, they don't really care too much about the cost since they just forward the
bill to you. I heard owners sometimes get hundreds of deductions. |

real estate agent represent them. The agent is asking for 3% fee. Is it
normal? Should I pay for it? He will prepare the agreement and walkthrough
for me.
The credit check comes back to 665 675 685... Is it pretty decent? |

to. you can do all the works by yourself and agents know that they will not
get paid if they help their clients through craigslist.
