contract,卖家不仅要吞了我的earnest money,而且还要起诉我。
当然我不大可能贷不到款，也不太可能break the contract,但卖家现在的这种态度，
实在让人很头疼。另外，我提出来的10处需要修理的地方，都被拒绝了。
到现在为止，我花了1000刀左右的inspection fee和律师费，对他们逼迫我就范不肯让
步的态度， 让我隐隐感到这卖家不是善主。谁知道他们背地里还有什么花招呢？当初
合同上写了给4000刀earnest money，后来被要求加到10000刀，我也给了。另外，现在
我用的agent是double agent,seller agent和我的buyer agent是上下级关系,我用的律
师也是他们推荐的.
马上要给他们回复了,我们希望一些人为不可抗因素我必须break the contract的话，
我还是能拿回所有的earnest money,至于房子有些需要修理的地方，我可以同意他们可
以不修，但需要给我一些credit，不知道另外我还有什么要注意的？ |

修，你要退出，卖方没有理由起诉你啊？因为卖方又没有任何damage，他把自己的房子
弄进官司又没好处。 |

interests. There are too many cases that the buyer can't get the mortgage.
But removing mortgage contigency is a way to get the deal done during the
price negotiation. |

不惨透了？个人认为这不是个好主意。
