Is it fine to sign the document? I am afraid the fluctuating rate would be
based on the wrongly appraised house value and would be even worse in the
future.

LZ可以上zillow上看一下自己property的估计,最近很多地方房价都跌了,有些时候估
计报告连zillow上的价格都达不到。 |

说foreclosure比例现在全国高,所以影响我们房价,可我们这里没有foreclosure.
查了zillow, 她估价比zillow低了10万。我们这最近5栋房子卖了,都卖得比zillow高。

HELOC loan to value 变得above 70%, 所以利率高于loan to value below 70%的情形。
现在暂时不会用这帐号,只是想将来买别的房子时帮助付头款。

难道不是要你增加首付,使贷款数目少于房子value的70%,这样可以减少利息?也就是
说,你只能贷appraiser value的70%?

了,2年内close, 需付$500. 但如果去别家再申请,又要填表,准备资料,我都觉得
好麻烦。

agent Evelyn 找我,Evelyn 11:00才来。后来Evelyn打来电话,说我不能和
appraiser 联系。 我说我不能接受这样的appraisal report. 我们小区5家类似房子卖
得都比zillow 的高,为什么appraiser 估价还低于zillow 10万。 她说没有办法。最
后他说会report to her supervisor, and let him contact me.
从昨天到今天也没人contact 过我。In fact, Star One credit Union still has the
best rate, but I am afraid the rate would deviate more from those with LTV
below 70% in the future when the fluctuating rate gets higher.

if I closed the HELOC account within 24 months, but they cannot tell what
the closing fee would be until the application is closed. Do you have any
idea what the closing fee would be, just in case I might close the HELOC
within 2 years?

you sign the docs, you have 3 days to cancel. you may need
to pay for the appraisal though.

If I were to be asked to pay the appraisal fee for this ridiculous report, I
would rather not cancel then. When I had the house refinanced last Dec, I
was told that the appraisal fee was $500, I got the fee refunded later
though.
