一般这种话是这么说的：
Inspection contingency:
“The contract can be terminated if the repair cost is more than $___".
这个空格一般填"0"。也就是说，买方可以无条件退出合同（根本无需卖方同意）。这
是惯例，你的Agent是想让你咬钩而不能退，从而他可以稳拿Commission。

本没有买家会考虑这样的offer：
关于inspection：
If Purchaser notifies selling broker, in writing, that in their sole
judgment they are dissatisfied with the condition of the property
within the above specified time, the Purchaser or Seller may give written
notice that this Agreement is null and void and any deposit shall be
refunded to Purchaser upon receipt of written notice.
另外关于一些人问到的面积问题，offer可以加上这样的条款：
Purchaser is aware that any reference to the square footage of the real
property is approximate. if square footage is a material matter to the
Purchaser, it must be verified to Purchaseŕs satisfaction during the
inspection period.

正Inspection contingency一般也就一两个星期，卖家基本不会在乎。卖家看重的无非
是房价和finance contingency。
关键是楼主的Agent竟然要楼主不写，真是让人怀疑那个Agent是为谁服务的。
