Appraisal 前,合同上的price是212K,今天刚刚知道银行的Appraisal price 是180K
。如果这样,我们肯定不够downpayment,是不是该从新根seller商量价格了。银行说
他们让realtor agent从新给value,不知能不能升。大家遇到这种情况,都咋办,谢谢

让卖家降价到银行估价。

Appraisal 前,合同上的price是212K,今天刚刚知道银行的Appraisal price 是180K
。如果这样,我们肯定不够downpayment,是不是该从新根........

考,你出了高价格买一个不值钱的房子,银行给你改正错误逃命的机会,还不乘机引用
finance contingency 赶快退出,非要银行升appraisal,这不是想把错误贯彻到底么
?是不是你的realtor鼓动你这么干的?

the bank said I could appeal, but he could not make sure the value will
increase. he told me, another house close to this one, the price is only 175
though it is 2 BR and this one is 3 bedrooms. The seller does not want to
lower the price before the appraisal, but we have no choice now, either
lower the price or give up.

现在的aprraisal value真是越来越无法预测了。。。
如果seller肯降价当然好,如果不肯,那么只好让银行decline掉这个loan,然后用
finance contingency退出合同。

银行只会贷Appraisal price 80%,多余部分要自己出。

YOu have 3 contingency in the contract:
- inspection contingency
- appraisal contingency
- loan contingency
If you remove loan contingency, all the other contingency will be
automatically removed. If you didn't sign off the appraisal contingency and
loan contingency, you can easily walk away, considering that bank will not
adjust the appraisal value or seller will not lower the selling price.
However, some buyers always put 0 contingency on the contract to make their
offer more attractive. If in that case, you will have big risk to loose the
initial deposit according to the contract.

YOu have 3 contingency in the contract:
- inspection contingency
- appraisal contingency
- loan contingency

should be like this:
contract price 212k: loan: 212k*0.8=169.6k; down pay: 212k*0.2=42.4k
appraisal price 180k, than loan from lender is 180*0.8=144k,
in this case, you down pay is 212k-144k=68k, higher than 42.4k.
am I right?
