appraisal是必须要写在contract offer里面的吗?如果我们sign了以后,万一
appraisal没有在30之内完成,是不是我们的deposit就不会退给我们了?这个
appraisal大约需要多久能够完成,有超过30天完成不了的吗?正在犹豫要不要sign,
怕deposit拿不回来。还有就是seller为什么一定要规定30天之内完成呢?有什么用意

, house inspection). Normally appraisal is done within one week or so after
you submit loan applicaiton.

人认为30天很reasonable。谁也不想浪费时间。记得一定要加上appraisal contigency
。以免后患。 |

which may take 1 day to few weeks.
I am not quite sure, but the only conspiracy i can think of is that if a lot
of neighbors of this house are on sale for lower price than you offered,
when appraiser pull market information in the future, the value based on
sold houses maybe lower than he/she does it today.
Alternatively, seller and buyer all want to lock each other in the contract.
appraisal and home inspection are two items that buyer need to pay whether
ever it will settle or not. So in general, the more buyer put more initial
investments (inspection and appraisal) into the deal and the early, the less
likely they will withdraw from it.
Does it make sense?
Maybe you can tell your state and the agents from that state can explain. |

c********n 发帖数: 731 | 6 sometime seller forced buyer to buy even the appraised value is significant
lower than contract price. In that case, mortgage could be a problem and
you may not be able to afford to buy the house. So appraisal contingency is
to say if the appraised value is lower than contractual price, buyer does
not have to buy.
If you have an attorney, he/she should deal with this. |

比如你有11万现金,觉得可以买55万的房子,所以找了个喜欢的房子offer写了55万,
结果appraisal出了55万,大家开心,银行给你44万,你放11万,搞定
不幸,appraisal出了个50万,银行只能给你40万贷款,那你要借钱卖车的补4万现金,
加已经有的11万,总共15万买下,不能以此原因退出,当然也可以央求seller降低价格
,不过到时牛在他桩上,难说。
当然你还可以以银行不贷款给你为由退出,可以以房子inspection出问题为由退出
这就是所说的3大contigency
碰到过seller提这种霸王要求的,没从,不过那个房子倒是真没appraisal的问题,被
吓了
