子当网购,只看照片就下offer。不知道多久后会漫延到其他地方。

假设这个房子大概值个40万左右,如果标价55万,就搞不到offer,但如果标价30万,
肯定一堆offer。
所以所谓买方市场卖方市场,还跟卖主的标价有一定关系。

Also, buyer or seller market is not determined by the listing price. It is
determined by the supply and demand. If the inventory is only one months and
you have 6-months demand (which applies to most of SoCal), you have a
seller's market.

标价过高了的房子,即便是在买方市场,也是得等着降价。举个特例,在湾区二百万小
黑屋区,如果一个很大众的小黑屋标价500万美元,多少人会出offer啊。例子夸张了些

Here, sometimes if you don't remove contingency when you submit your offer,
you are out. You won't get the house if the seller doesn't like you. You won
't get the house if the appraisal comes in below your price and you are not
willing to come up with cash for the difference. It is as simple as that.
We will soon see 2004-2005 market again here when everyone is bidding up
price crazy. You would think we won't make the same mistake again so soon.
Bernanke must think he has a magic weapon to stop the housing price to go up
into 2006 range again. But then again, in certain neighborhood (e.g. La
Jolla), the price per sqft is already above the 2006 peak.

The only thing we removed from the market right now is the stated income
borrowers, and most of those people probably bought in 2006. We have neg-am
loan then, but the starting rate at that time is similar to what we now have
with 30-years fixed.
And the people who foreclosed/short-sale in 2008-2009 can soon buy again,
increasing the demand. If the housing price starts to rise again, then
people with negative equity will just sit there waiting and decrease the
supply. On the other side, construction for new houses will start to make
sense and employment will rise. It is the virtuous cycle all over again. It
is easy for banks to lend money to the borrowers regardless of their credit
because the collateral is rising in value every day.
And we are doomed in the long run because we are obviously not even capable
of learning one of the most painful lessons in recent history.
