发帖数: 266 | 1 打算买１preforeclosure的房子，一开始说３月初要ｃｌｏｓｅ，但是贷款来不及
，现在卖主给改道３月底了，而且合同双方都签了，但是我们突然查到１信息，就是银
行３月初要拍卖这个房子，我们又去和卖家确认，他们代理说银行口头同意他们延到３
月底ｃｌｏｓｅ了。但是我们怀疑他的话的可信性，因为那个拍卖的信息都还在。
现在我们就是不知道如果银行把这个房子拍卖了，但是没有卖出去，那我们能买到吗？
还是到时我们和卖主已经签的合同就完全没效了。因为我们还想赌一下，不知道是不是
就损失３５０刀的贷款费用和ｉｎｓｐｅｃｔｉｏｎ费，毕竟比均价便宜２万刀左右。

clear closing date written on the approval letter and signed by lien holders
' reps. same thing for extension of closing. the current owner does not have
the power to decide anything here for short sale. if you already obtained
lien holders' (normally the bank(s)) written approval, you will be fine.

and foreclosure may be described as imminent.
A foreclosure is when the bank has taken action to foreclose on the property
. In some states this may include judicial action. The “trustee” steps in
and the property is scheduled for auction at the courthouse.
A short sale is when the property owner owes more on the mortgage than the
market value of the property and is asking the bank to accept a short payoff
of the loan. In a short sale, the property owner may or may not have missed
mortgage payments.

ss的房主至少是准备减少损失，不损失信用
最后被foreclose的人一般都是想赖里面的，此外据说还有一些弯弯绕绕让那房子一直
没法foreclose，本来信用就不好了...
已经foreclose的反而比ss好，破坏了就破坏了， |

when they will be forclosed and file the bankruptcy.
Forclosure home is the easiest transaction compaing above two.
Between preforclosure and short sale, if shor sale already get final
approved by short sale lender, the property will have alot better conditions
comparing to the preforclosure.
