because there are many factors will be involved such as:
house type, visa status, loan amount, impound or none impound (FICO and LTV
will not count for 15 yrs fix since it will not play important role),
lenders you choose, broker commission level set, the day you lock the rate..
...etc.
Give you an exmaple here,
If your house is SFR, Primary living, 400K loan amount, No impound, then you
might only need 0.375% point to get the rate lower from 2.75% to 2.625% for
best lender today in California. The other lenders might need 0.5 to 1
point to get the same.
You can do the calculations that what is the interest different for 0.125%
on the rate per year (A) and how much you need to pay for the point(B),
If A=B, means you will break it even in a year and the point can help you to
save some taxes, maybe it worth to do it, predicting the rate is going up.
If A<
should not buy down the points since the rate might goes down some times and
you can always refinance.
