Typically on condos they will have to be purchased with cash because the
home owner associations are delinquent or a certain percentage is not owner
occupied. Would this be a cash offer?

what ur agent told you is partially true. currently quite some condos are
having trouble for buyer to get a loan either by having law suite with
builder/contractor or having less than 50% owner occupied. you need check
with your agent for details. btw, redfin agents work as a team and they are
like factory workers on assembly line. good luck on getting details from
them.

For CONDO with HOA, there are few factors you have to take into the
considerations:
1. investment ratio
2. owner occupancy ratio
3. delinquency ratio
4. litigation
Any one of them failed to meet the requirement, you will not be able to get
loan unless you are all cash offer.
However, which is not necessary means that you have to present all cash
offer due to CONDO. As long as the HOA is clear on above factors, you are
fine to do the loan.
