1.Seller的意见---这个可以让buyer agent帮你跟他们check.
2.如果是贷款买房,要考虑多久可以拿到贷款---正常的买房子,一般3到4周就可以拿到
lender的final approval.

or no and change the date. When you have a contract, you should try to stick
to the date, but there are instances that you cannot make that date, you
should have your agent negotiate with seller. In NJ, there is a term on the
contract called Time of the Essence. It means if you cannot close on that
date because you did not do what you were supposed to do, the seller could
seek legal means. But new construction is often late for delivery. You
should know your purchase schedule is affecting a lot of different things of
different people, your agent, mortgage, closing officer,attorney, and most
importantly your seller who is trying to get current house pay off and buy
another one on the day you buy thiers. A few days delay with reason is
acceptable, but weeks or a month would be too much for everyone. |
