如何出价：
1. 比如 Foreclosure list price 是250K。
Seller有两个Offer: 一个是出 253K 贷款，还一个是250K cash
Seller通常选哪个？假如都不是Dual agent
2. Foreclosure有必要出比Listed Price 高的价格吗？是和Regular Sale一样，基本
上是价格竞争，还是比 List Price高，Bank就不在乎价格了。只看是不是Cash,并且
Seller Agent有很大的话语权，Dual Agent很重要？ |

100k higher than listing price.
if the listing agent has a lot of REO listings from certain bank, he/she
will not do dual agent! they know who is their master which is the banks who
provide them with hundreds of listings.

发帖数: 1346 | 4 Buying foreclosure is likely to be in a bid war, if it is listed below the
market price. The bank prefer cash if there are multiple offers. I had seen
a house listed as 130K. When I called the seller agent, and she told me the
highest cash offer is 160K, and the highest offer with loan is 170K. The
bank decides to take 160K cash. So only if I have cash more than 160K it
will work. I have to give up. |

不太明白，为什么。Regular的房子感觉没有大的区别呀.为什么Bank这么care cash?

我们这儿，贷款appraisal的价格往往比卖价低。所以cash或者high downpay很重要。
