Close date是8月3号,对贷款还是一头雾水。 有些问题,请教下大家。
1 是不是不管找哪个loan agent, 利率都不会有太大差别?还是找一个稳妥可靠, 能顺
利close的比较重要?
2 找不同loan agent报价比较的时候,一开始就需要提供详细资料给他吗?比如w2,
bank statement等,还是说确定找他做的时候才提供。
3 loan agent都会给一个报价,但是利率是每天变动的。这个报价是不是就是仅供参考
?还是说loan agent必须做到他承诺的利率?
4 如果已经找好一个loan agent,提交了所有资料,开始申请。还能换loan agent了?
如果换,贷款是要重新开始,还是可以接着之前的进程继续?

你为啥不找给你开pre qualification 的那家呢?

1. The rate can vary from 0.125-0.25 depend on your programs. Of course,
closing on time will be more important but why do you think lower rate
lender can not close smoothly? Well, if PF offer the lower rate, it will be
more strict than other lenders.
2. No need. just use the same conditions to quote the rate with all agents.
Only when you decide to work with someone, you can start to provide the
full docs.
3. Yes, your credit score will be deducted a few points every time you pull
the scores. If you are at the age of 740, try not to pull it till you
decide
to move on with agents.
4. the rate agent provided to you are based on the time she/he checked. The
rates might change a few times every day. If you get the quote on the same
day you submit the loan doc, most likely you should get the rate as quoted
unless it changed 3-4 times in a few hours. If you submit the loan doc and
don't wanna lock the rate right away but would rather waiting, nobody can
promise you that you will get same rate.
5. Yes, you can change loan agent. But, this is new purchase loan, it is
critical to close on time. If you switch to the different agent, you have
to
start the loan processing from beginning. You will loose your appraisal fee
if you already finish the appraisal.
