called terminix, I was told the house had termite in 2002, which was 11
years ago.
The seller does not have any document to show what the damage was in 2002.
They just told us the board above the garage was replaced, and the whole
house was treated. Since then no active termite was found.
I asked terminix to provide the inspection report. Terminix said they can
give me the most recent one (4/18/2013) all the previous ones were in
storage warehouse and it will take thme 4-6 weeks to get them.
Terminix told me that most recent home visits are
(1) 4/18/2013
(2) 1/9/2012
(3) 5/23/2011
(4) 6/10/2010
(5) 3/3/2010
(6) 9/23/2009
(7) 2/27/2009.
The seller gave me:
Original Termite Guarantee from Terminix (2002 – 2004). It stated that
it installed Terminix Termite Baiting System.
Certified Inspection Certificate from Terminix (5/1/2010 – 5/31/2011)
Certified Inspection Certificate from Terminix (5/1/2011 – 5/31/2012)
Termite Inspection & Protection Plan for Subterranean and Formosan
termites by Terminix (5/1/2013 – 5/31/2014)
Inspection Results performed by Terminix (5/2011 – 5/2012), it stated
that they inspected home exterior, basement and garage, and found no signs
of subterranean termites activities
Home visit report by Terminix on 4/18/2013, scope was Outside and there
was nothing in the note. It may suggest they did not find any sign of
termite activities.
Should I have concern? I will bring in my inspector next Monday. I wanted to
give it a try,
My agent told me that the seller is not happy about my request for documents
. They said if I am not willing to trust them, they can release me and there
are people lining up for this house.
I am MA, seems Formosan should not be in ma.
House is the biggest investment. I am worried. |
