请问一下这样是否正常？对我的收入有没有影响？
"The buyer has accepted your counter offer of $224,000. He has decided he
would like to include his closing costs in his mortgage (mortgage company
approved this). It should appraise okay but I had a little concern so the
mortgage company assured me the appraisal could be done in the first ten
days. Therefore, the sales price shows $240,500 with the contribution
showing up later in the contract." |

进mortgage里面去，所以你的contract上面的价格是24万5百。你的Agent有点担心，怕
评估价到不了这么高。什么样的closing cost会有这么高？
另外，由于合同上的售价会是24万5百，你实际到手的是22万4千，不知道你到时候要不
要交这个差价的税？这个要问一下你的agent。

受你的224K的价格，但是合同上是写的240K，你还要返还他们16K的现金。这个现金不
是要求你从你的帐号出，在closing 的时候，银行都会算清楚的，所以你不必担心这个
。显然他们是没有什么现金但是想买房子的人。以为你要反还给他们现金，相当于do
them a favor. 你可以在价格上再讨价还价一点。你的concern应该只有两个：
1. 你是否要对16K纳税？
2. 如果银行appraisal 的价格低于240K怎么办？是不是他们就不买房子了？还是要求
你降价？还是他们会承诺补齐差价继续买？这种情况要提前跟他们协商好，写到合同里
。我们的情况是答应了他们的要求，并且要求他马上做appraisal，并且说无论如何不
会再降价了。结果在这样的市场，通常银行都会做到这个价格的，而且他们买家知道哪
个银行在appraisal方面比较宽松，他们会找这样的银行的。 |
