a********t 发帖数: 1810 | 1 6. Broker Compensation: Buyer/Tenant agrees to pay to Broker a fee in the
amount 2.5% % of the purchase price (the "Fee") plus $325 for purchases or $
60 for rental leases for any property purchased/leased by Buyer/Tenant
during the term of this Agreement whether through the efforts of Broker,
Buyer/Tenant or other brokers or real estate licensees. Such Fee shall also
be paid to % of the purchase price (the Agreement, if, during the term of
this Agreement, (1) the availability of the property for purchase was made
known to Buyer byBroker; (2) the property purchased by Buyer was shown to
Buyer by Broker; or (3) any negotiations for the purchase of the property
were begun by Broker. As used herein, the term purchase or purchased shall
include a written offer made by Buyer for any real property which offer has
been accepted by the seller of said real property.
Broker is authorized to receive compensation from the listing broker as
offered through the multiple listing service or from a seller as negotiated
by Broker and Seller for real property which is not listed with another
broker. The amount of compensation received by Broker from a listing broker
or from a seller shall be credited against the Fee due and payable by Buyer
to Broker. Buyer agrees to pay
the difference, if any, between the Fee as specified herein and the amount
of compensation which Broker obtains by offer from a listing broker or from
a seller. The Fee shall be deemed to be earned, due and payable upon the
acceptance by the seller of any written offer made by Buyer to
purchase such real property.

least 2.5% of house purchase price from seller, you as buyer have to pay the
buyer agent/broker for the shortfall. |
