94年的房子。前段时间我在国内,孩子爸自己去看了看,觉得还不错。还没来得及说等
我回来一起看看,就被别人下offer了。前两天我们的agent打电话说这个offerfail了
,是在inspectionreport出来以后,然后约了今天下午一起去看看房子。Agent把报告
发给我们了,说总的来说没有大的文题。新手不知道哪种问题算是大问题,特地发上来
请大家帮看看。
1. WaterSupply
The shutoff valve on the street side of the meter is stuck. It will needto
be made operational or replaced.
2. WaterHeater
We believe the unit to be approximately ten years old at this time.
Mostwater heaters have life expectances in the 10-12 year range.
3. Heat
We estimate the furnace to be about 21 years old. The normal lifeexpectancy
of a furnace of this type is generally somewhere in the vicinity of20-25
years.
4. AirConditioning
We believe the air compressor to be approximately 22 years old at thistime.
The normal life expectancy of airconditioning compressor is somewhere in
the vicinity of 10 to 15 years, veryoften around 12 years.
5. PipeInsulation
We noted there is no insulation on any of the water piping in this home.
Youmay want to consider installation of insulation on hot water lines with a
viewtoward energy conservation.
6. Smoke/FireDetectors
We did not note the presence of smoke/fire detectors in all
appropriatelocation in this home.
7. Roof
The roof is about 21 years old and it appears to be in reasonably goodshape
for a roof of this age. This type roof normally has a life
expectancysomewhere in the vicinity of 18 to 25 years. With that in mind,
assuming propercare and maintenance in the future, we would anticipate a
possible remaininglife expectancy that might approach 5-7 years.
8. Gradingand drainage
The setting of the home should lend itself to good movement of water outand
away from the home. There has, however, been substantial settlement of
theconcrete at the front and rear.
We believe it will be necessary to repitch or replace the concrete inthose
areas so water is properly directed out and away from the home.
9. Garage
The interior of the garage has been insulated but the insulation is
notcovered over the any type of fireproof materials as is called for on
thewarning label on the insulation. We recommend the insulation be covered
withover drywall or some other type of fireproof material.
Insulation has been installed on the underside of the garage roof.
Thematerial is also not fireproof.
另外就是Radon 7.2。water heater/furnace/roof还有2-4年的使用年限,这个是不是
都在合理接受范围内?非常感谢!

明知道房检,连报警器都不装一个,也就20块钱,就着一条前房主绝对是没钱还吝啬。
其他地方情况可想而知。房检不那么comprehensive,肯定有看不到的地方,go figure.
还有,你问的很怪。什么叫都是可以接受的范围内?这就像costco买菜,保质期还有一
天就过期,你说这包5.99的菜是不是可以接受?那要看原价多少,现在便宜多少,以及
拿回家在冰箱里要放多久才吃。
