but to match what you had before, which could be (and likely) oil based.
and you almost surely will have to sand or buff the floor before painting.
this is an extraordinarily dirty process.
if you can live with it, do it when selling the house. or when your kids are
away for a month or two. |

只是buff floor然后再paint，也会很大灰尘么？
倒不是近期卖房子，是发现厨房地板油已经没了，水渗进去地板有的地方已经变黑了。
所以考虑buff floor+paint。虽然没深度打磨，但是据说做完buff +paint 看起来还是
会比现在
好很多。
有油漆推荐么？确实是oil based.

i only know one brand: minwax.there are some designated for floors. |

主要是厨房有一些地板有黑点，表面的油也没了。和厨房相连的家厅状态还很好。如果
要打磨，就要把家厅和厨房都重新打磨，据说粉尘会很多。所以折中选了buff+coat，
据说粉尘会小很多。
我不清楚如果只是大概十片左右的地板有损坏的话，只换这十片地板可以么？
现在这种condition的地板，只是buff+coat是不是也就足够了呢？

you can replace them. and you may still want to stain to make the
replacements match better. but if you really do, why not replacing the
kitchen with tiles? |

有一个contractor说buffing+coating会容易让floor peel off..会这样么？
你说的是kitchen局部buffing+stain,和kitchen连接的family room不动，是么？

areas will look somewhat different afterwards.
