He claimed that the 2nd bathroom floor was dry, and the source of water
leaking must be from inside the dry wall. The water dripping speed is about
1 drop per 2~5 second. Since the house is within 10-year warranty, I called
builder for inspection. The plumber sent by the builder opened the 1st
floor ceiling, and turn on all water sources in 2nd floor bathroom for 30
minutes, and found no sign of leakage. So, the plumber said the water
leakage must come from splash. Since that bathroom was between the tenant's
teenage son and daughter, I doubt that the leaking water could be the
splash from their bath showers.
The plumber asked the tenant to resume using the bathroom to see if water
leaks again. BTW, they stopped using the bathroom after they saw the water
dripping, and before the plumber visit. So, a couple of days later, they
called me again since water was dripping again. So, I scheduled builder's
plumber again. But, the day before the appointment, the tenant called me
asking me to cancel the appointment. He said he found the problem was from
toilet water tank, and he bought parts from Home Depot and fixed. I said to
him that he should show me first. And I didn't allow him to repair that. I
would rather a licensed plumber do the repair since I don't want water
leaking from 1st floor ceiling again. He explained that the rubber part
between the 3 screws and nuts are old. He said when an adult sit on the
toilet, for some reason, it starts leaking. He fixed, and he will not charge
labor. But I didn't ask him to do that, and he didn't ask me before doing
that. I said he should show me that. Since it is not reproducible of the
leak now, I am still not sure if that is the cause. In addition, the toilet
is solid, people just sit on it should not affect the water tank. My guess
is that if his kid sit on the toilet and lean back, it will push the water
tank, and cause the screw bending. But, still, the leak from that part
should not be that much we see from 1st floor ceiling? I also think that on
the floor of 2nd bathroom, it should be seen a lot of water for the amount
of water dripping down stairs.
就算房客说的是真的，房客也应该有责任吧？何况房客没法证明他说的是真的。我朋友
觉得，不管如何，漏到一楼天花板上的水量和流速都不小，不论水是洗澡不拉廉子，还
是马桶的水箱漏出的，相当多的水在二楼卫生间地板上的相当长一段时间，才会漏到一
楼天花板上。作为房客也应该有责任吧？请各位朋友分享您的看法和经验，先谢谢啦！！ | B******0
发帖数: 811 | 2 我想你朋友應該有買Homeowner Insurance吧，還是先聯繫保險理賠處理維修
問題，然後再去同租客協商責任問題吧，如果他們有買HO4那就相對好辦些了。
反之，就會很麻煩，總不能為了這事兒打官司吧。

去HomeDepot买材料。
