标 题: 关于南加州买房 loan contingency removal的一个问题

我正在买一个房子。 offer签了，刚过17天， 现在seller需要removal 各种
contigency. 但是我们loan现在没有完全办下来，只是conditioned approval.
Escrow只有30天， 现在只剩下10天左右closing. 我想问我能不签 loan contigency
removal 吗？ 有什么后果。 如果签了后，到时候loan下来的时间过了30天的
deadline, 又会有什么后果。

发帖数: 17566 | 2 loan contingency 拿掉了后万一loan没有批下来或者不能按时close，你的定金可能
被吃掉。

发帖数: 5952 | 3 大部分我们做贷款不太可能17天内最后批准，出loan doc. 只要是可以解决condition,
就不会有问题。
找—个专业，诚心，好沟通，及时update的loan agent很重要，也最好不要找变态找喳
lender,特别是购房贷款。

发帖数: 52 | 4 If don't remove loan contigency after the 17-day deadline, the seller can
terminate your contract. You should be able to get your desposit back.
If you remove loan contigency, you cannot back out based on this contigency,
and if you cannot close on time, you may have penalty, for example, $100/
day for every day after the closig date.
So use a good agent to check your conditioned approval to see if those
conditions are easy items.
