All contingencies have been removed by now, and escrow will close in three
weeks. The house is of one-floor, but there is a finished studio of 250 sqft
on the second floor of the garage (with a closet, no bath, but permitted).
The studio can serve as a nice study, but can only be accessed from the
backyard, not from the inside of the house.
The listing says the footage is 1800, and I was told the studio is an
additional bonus room. When we made offer (more than 1M), one of the reasons
why we were willing to accept a crazy price was the bonus room, besides
excellent location. I happened to read closely the appraisal report, and
found out the 1800 footage includes the bonus room. This means the real
footage of the house is 1550 sqft. 250 difference is just too much. I'm
considering what action I should take and what option I will have. Any
suggestions and advices are highly appreciated.

这个英文贴,语法和错别字一堆,很无语。OK,如果这个加建的房子是有permit的,有
暖气,city 或者county里面去查下有算进去的话,卖家可以算进总面积里面。Bonus
room一般指房屋里面的一家可以做活动的多用途房间,不是白送你的一间房间,英文水
平需要提高啊。当然,如果当时卖方agent说这间房间是没有算在总面积里面的“bonus
”,那有误导的可能性。

看得懂就行了。
这个吧,楼主就是有点心理不平衡,其实这也没啥,你当初决定的时候,自己感觉是物
有所值的啊,变的不是房子的面积,而是自己的心态。 自己再好好衡量一下?

Appraisal出来是多少?如果跟你出的价钱差不多,就算了吧。

I would not say 心理不平衡. We offered a crazy price when we thought it is
1800 plus the bonus room. This price is already the highest by $/sqft by all
means in that city, and we were willing to pay at this price because we
really like it. But that does not mean we do not have a limit on what we
should pay. With 1550 sqft, the house price is ridiculous. If we knew it was
1550, we would not offer or accept that price at all.

房子不能只看per square foot。 这不是买菜,一周之内就吃掉了。就像他自己说的,
按1800算是最高的,而且估价也是合理的,那说明也没有太离谱。
心态还是心态。

Really? the difference is not small in terms of sq ft as well as the house
value.

An additional bonus room was one of main reasons we justified this price. I'
m fine with it, if the bonus room can be accessed directly from the house.
But it is not convenient to get in this bonus room from the main house.

我建议找个房地产律师帮你逐项看下合约,主要看下Seller有没有隐瞒什么.现在合约基
本是标准格式,大家按照基本格式走, 你要退出或者杀价就要鸡蛋里面挑骨头了... 我
到了你这步会和City或者County的planning看下加建部分是否符合Building Code, 这
是我能想到最容易找到毛病的地方, Good Luck.
