哎呀,REFIANCE 在总体上并不一定合算是不是。
Current mortgage: Premium and interest break down to each month: $1012,
30 year fixed rate 5.75
Paid already 1012*55 (months)=55660. Still Need to pay =1012*(360-55)=
308660
Proposed mortgage: interest break down to each month: $743, 30 year fixed
rate 3.25
Then need to pay=743*360=267480, Considering I already paid for 55 months,
so at the end of mortgage I will pay the total=55660+267480=323140
If doing refinance as proposed I will pay more (323140-308660)=14480
如果做REFINANCE, 在总数上(三十年中)我要多付出14000(30年后的现金)。
再考虑通货膨胀,现在每个月要少付300元。现在的每月300元能顶30年后的多少钱?3
倍?如果这样我今后四年省下300*55*3=66600 (相当于30年后的现金)那还是
REFINANCE 合算。不过我家房子现在的价格是20年前的一点没长,所以这个通膨胀很难
估计。Price of Food energy increased a lot.
然后付房子利息可以减税。”A home mortgage interest deduction allows
taxpayers who own their homes to reduce their taxable income by the amount
of interest” . 就是说付多少MORGAGE INTEREST 给贷款银行, 年末的时候IRS 都还
给你?那还纠结啥呢? 不用做了就是.
不做REFINANCE 了?

得拿NEED TO PAY和NEED TO PAY比
或者NEED TO PAY+ALREADY PAID和NEED TO PAY+ALREADY PAID比吧。。。。。

去living版问比较好,按照living版的观点,只要利率下降,就肯定换算,当然那个版
上有不少贷款agent
我记得他们的说法是,照你那种还法肯定是要多还的,因为相当于你总共还了35.5年;
如果之前每月还多少,refi之后就当没这事,每月照样还那么多,就划算了

对于no cost financing,那么只要利率比现在的低都是合算的。具体能省多少钱,要
算cash flow, NPV

you need to think this way. Before refinance, you pay $1000, if you pay
the same amount after the refinance, you will pay less in interest because
of lower interest rate, by refinance to lower interest rate and pay the same
amount as before you actually pay off your loans sooner providing cash flow
is no issue that you still can afford $1000 monthly payment.
if it is no cost refinance, it is no brainer that even 1/4 percent drop is
worth to do refinance, of course you need to deal with the paper work and
spend time.

You can pay $1012 after you refi to 3.75 rate. It takes much less time to
payoff your mortgage.
Remember: you are required to pay AT LEAST $743, not exactly $743!!!

没错,可以这么想,只要利率比原来低,假如你还剩25年,那么refin过后:
1.如果还是按照25年还清,每个月还的应该比现在少
2.如果还是按照以前的月付换,那么应该比25年更快还清。
如果还是按照30年换,不能简单的看共付出去的principle+interest,因为要折算time
value的。
