NJ property tax is horrendous...
I'm paying 950 bucks monthly for tax, 670 for maint for my current residential unit.
for the particular unit that i'm interested, the monthly maint. is 318 bucks
, annual tax is 6800..................
i'm thinking of buying it as an investment....
but it's rather small, only 566 sq ft. but it comes WITH the parking spot.
any opinion?

it's rather small 1 br unit with only 566 sq ft. but that building has in-
unit washer/dryer, and a decent size gym. all appliances in the kitchen are
brand new & stainless steele as well.

i know one can get a 50% larger 1BR in that area with washer/dryer in unit

building, is renting out larger 1-br apartments (700 sq ft) for 2000 bucks,
which doesn't include amenity fee of 625 bucks annually, 50 dollar washer/
dryer fee monthly, and 185 dollar parking fee monthly. not to mention it
doesn have hard wood floor, stainless steele appliances, and the buildings
are 10 years older.
i lived in Avalon cove for 2 years, and i still have friends living there,
so my estimate on the rent for a 566 sq feet apartment in the A building
sounds reasonable... 2200 might be too high, but 2000 could be a good guess.

Look in Hoboken. It is cool and trendy. Free of Indians. |

i don't feel for big luxury condo though. My condo is at a small building in
hoboken, 2 units per floor, 8 units in the building with an elevator. I am
friends with all my neighbors and hangout together all the time. It makes me
feel more like a home...
Newport has a lot of young yuppy professionals, Hoboken has people from all
walks of life, a lot more of those artistic and bohemian types. Hamilton
Park in Jersey city is similar. |

more than 5-7 minutes on walking to path. and we want to have river view...
we could hardly find buildings in hoboken that meet these requirements, so
we passed.

Yeah the nicer ones r mostly on the northeast side, which require a shuttle
ride to path. So some end up taking ferry
instead.

j***k 发帖数: 2719 | 24 My building is in downtown 10 mins away from the PATH, no water view, just
empire state building view. I could take the shuttle bus to PATH from
downstairs. Its $1 each way and 2 mins to the train station, but I walk most
of the time.
Hoboken has a small town feel, of which I enjoy very much. Newport feels a
lot more like being in an office commercial district, doesn't feel like home
.
Tax is a little cheaper in Hoboken though. A little under $7K a year for my
condo with 1300 sq ft. The problem with jersey city is that only Newport and
areas around it pay most of the taxes to the city. The rest of Jersey city
is stricken poor. So the tax rate is really high for those who are able to
pay. UNlikely Hoboken, where wealth is more evenly spread out.
Having said that, we're moving out of Hoboken very soon. Both Hoboken and
Newport have bad schools. Almost as soon as my daughter was born last year,
we had started searching for a house with nice schools. We ended up finding
a place in Great Neck, Long Island. Will be moving there in March.
We had also looked at towns like Short Hills and Milburn in NJ. Houses are a
lot cheaper there than Great Neck. But decided on Great Neck because of its
proximity to Flushing (under 20 mins by train or bus). If our parents come
to visit us from China, they don't have to be stuck in the house. They could
just go to Flushing and enjoy. Not to mention that we could easily get an
affordable nanny from Flushing to take care of all the houseworks. Commute
is not so bad. 27 mins to Penn, which is only 10 mins longer than my commute
now.
So if you guys plan on having kids, don;t rush to buy another place in
Newport. You need to start looking for a house... |
