137.5万撑了那么久, 为什么一下子降这么多呢? 但zillow的估价只有九十多万。
从zillow的估价看, 现在这些百万豪宅的价格普遍大跌。
还有, 这房子是九几年建的, 2001年9月卖了51万五, 好像也忒低了一些。

Search the address using freenjsearch, the last sale was 1992. If the sale
really happened in 2005, I suspect it's a transaction between family members.

Realtor.com is better source. Zestimate is a crap. True market value
should be similar houses in the same area sold in the last 6 months.

But when the zestimate price history is fitted with a smoother curve, it
is at least not biased to anyone's interest. Accordingly, it is more
trustworthy than price analysis done by realtors, which is typically
biased towards their own interest. I would highly recommend combining
Zestimate with Chase home value eppraisal for your reference when you are
in the real estate market, instead of listening to realtors 忽悠。。。

given property? It is just a mind set game, you will think zestimate

would certainly not deny errors in their valuations. However, even
appraisers admit their appraisals are not accurate either. It's a
bit odd to see a realtor has the nerve to say there exists an
"accurate" valuation method. You should know it well that there
is no such thing!
Zillow has update issues but it catches selling records as long as
they are public. It is still useful for reference purpose, and
it's not zillows interest to bias their estimations. I think I
also mentioned that combining multiple valuation systems like the
one from chase is often a better idea.
MLS systems get the most recent sales records (right after the
closing) and if they were used in an unbiased way, it could have
been really useful. However, it's questionable that realtors won't
manipulate the data when they do price analysis for their customers.
I would suggest all my friends not trust their agents unless they
know each other well enough...

1. 几个小时还是几天update, 对价格估计并没有太大差别。
2. 承认自己的数据不完美并不表示数据就真的比别的网站差。
另外, 让用户更新的数据往往是高度准确的。

The issue with Zillow is some houses on Zillow labelled as for sale but
actually sold months ago. If miniutes/days/weeks of update issue should not
compromise Zestimate valuation, months of lag behind should compromise it to
a certain extent (again this is an opinion). If you are happy with zillow
and zestimate, I won't stand in between. Just keep in mind these issues. |
