标 题: 买房, 请童鞋们给些注意事项，

星期一下午2点左右出去买菜，路过一Open house，进去看了看，随便给了offer， 当
晚agent就打电话给我说卖家接受了我的出价。说是卖家很急，让马上联系律师签合约
closing.
星期二早上10点和agent介绍的inspector 检查了房子，没有问题。房子是sell as is,
我计划买完后再找人装修。
昨晚（星期三）agent打电话来介绍了一个地产律师，说是今天会和我联系，
我现在急着想知道，closing还需要付哪些费用？
我需要从地产律师那里知道哪些信息？

can withdraw your offer but you may need to forfeit your deposit.
the closing costs are:
Atterney fee: about $700-1000
Loan origination fee: varies, few hundreds
Points: if necessary, usually 1 or 2 percent of loan amount
Value assessment for bank: maybe few hundreds like $300-500
title insurance: depends on the sold price. there is a formula and google
it.
PMI/MPI: FHA loan or low downpayment loan, check FHA webiste. There is a
large up-front cost for FHA loan.
Downpayment: 3.5% for FHA, 5% for others, 20% for conventional loan.
Prorated tax: depends
Doc fees and other fees like credit reports: dozons to hundreds $
Home owner association fee: if needed
You should ask the seller to make concession like contributing to closing
cost in the offer.

的attorney是seller的卧底，你还是可以把它解雇鸟以后重找attorney退出。。。
