range. As long as the assessment value is within the tolerance range, they

Find out the average ratio of assessed value to market value from your
township tax assessor office. It is public information.
e.g. The ratio is 95%
Step 2:
Find out the true market value of your house. Depending on your township
requirements, this could be done by a real estate agent or yourself. Some
township need average sold price for 3-5 sold houses that are similar to
yours. Time frame could be last 6 months, or within a certain time frame
like Oct 1, 2010 to Sept 30, 2011.
e.g. The average sold price of similar houses is $480,000(If township does
not require that the houses must be most recently sold houses, try to find
the houses with the lowest sold prices)
Step 3:
Find out the assessed value of your house from website like realtor.com or
your township.
e.g. $580,000
and calculate your ratio: 580000/480000 = 121%
121% - 95% = 26%
The tolerance range is 15%, and you are paying 26% over average ratio (95%)
which is larger than 15 percent point, then you have a case.
Please note that townships and townships are different. some are more
negotiable than others.
