assessment值高，照样不少交钱..话说NJ就没有低的地方吧.

value.
If your assessed value to real value (real value is average price for
similar properties sold in similar areas within the last 6 months), is
15
percentage points above the township average ratio, you can appeal next
year
before April 1.
My understanding: The governor put a cap on property tax increase if
township proposes to increase tax more than 2%. In this case, township
needs
a vote from tax payers. If the increase is less than 2%, there is no
need
to have a vote. The portion of township budget paid for health insurance
and
few other things are exempt from this cap. In other words, if health
insurance increases astronomically which made the whole township budget
increase more than 2%, township can do this without taxpayers vote.
In general, good school means huge taxes, because the state government
spends half of budget on less than 40 Abott districts, and the rest good
school districts have to come up with budget themselves. If I am not
mistaken, your jersey city district should be one of Abott. |
