标 题: long island,NJ,westchester买房的利弊

第一次买房子没有太多概念,希望大家能给点建议。在MANHATAN中城工作,好像在long
island,NJ,westchester买house都可以考虑。三个地方都有学区不错的区域。交通
好象
都要一个小时左右(NJ差异大些)。NEW YORK个人税高些,但地税NJ高点。long
island房子很老,但NJ和westchester好区也没新多少。它们之间有什么我没注意到的
明显利弊吗?

如果只说新房子,你看到中国领事馆河对岸的新公寓房了吗?现在正在卖,中国人买的
很多,能有五分之一。上班做个轮渡就到曼哈顿中城了。几个星期前,去那里玩,听住
在那里的中国人说的。

想买house,公寓房有孩子后会很几。

其实买房子顾虑很多的,你开始就没说孩子的事情。我也仅就房子说事。
纽约周边新房子很少,再要好学区,交通方便,真的很难找。nj这边都是沿着铁路线找
房子。有铁路的地方到中城还是很方便的。

三个区域都通火车,想把范围缩小一点。可能这几个地方没啥实质性的区别,个人喜好
而已。

我也感觉纽约周边的房价也在上涨。镇上原来好多20多万的二手房,现在都没有了,40
多万的新房子,刚上市就没有了。潜在的买家还是很多的。没有降的道理。

WASHINGTON (MarketWatch) — Here’s a look at the home prices of major
cities as measured by the S&P/Case-Shiller 20-city composite released
Tuesday.
Nationally, prices rose 1.3% in April to take the year-on-year drop to 1.9%.
Atlanta : The southeastern city enjoyed a 2.3% monthly gain to take the year
-on-year slide to a still dismal 17.0%.
Boston : Beantown saw a 0.9% monthly gain to bring the year-on-year level
into positive territory at 0.1%.
Charlotte : Prices gained 1.6% in the North Carolina banking-dominated city
to take the year-on-year improvement to 0.8%.
Chicago : Prices rose 1.1%, though Windy City prices are still 5.6% below
year-ago levels.
Cleveland : Prices rose 2.3% on the month to take the year-on-year drop to 1
.3%.
Dallas : Big D saw a 1.7% gain to take the year-on-year rise to 2.8%.
Denver : Prices rose 1.7% in the Rocky Mountain city to take the year-on-
year gain to 2.8%.
Detroit : A big step back for the Motor City as prices reversed 3.6% in
April. Compared to April 2011, prices are up 1.2%. Compared to 2000, prices
have collapsed by about 35%.
Las Vegas : The foreclosure-racked city saw a 1.1% gain on the month, though
prices are still down 5.8% compared to a year ago.
Los Angeles : Prices were up 1.5% in the City of Angels, though down 3.6%
compared to a year ago.
Miami : Prices rose 0.4% to stretch the year-on-year improvement to 3.2%.
Minneapolis : Prices rose 0.5% to take the year-on-year gains to 3.8%.
New York : Big Apple prices edged up 0.1% but are down 3.8% compared to a
year ago. New York state requires judicial approval of foreclosures, and
that slower process has helped keep inventories relatively high, some
experts say.
Phoenix : Prices blistered 2.5% higher to take the year-on-year gain to 8.6%
— by far the best of any city measured. Low inventories, a solid jobs
market and strong international interest have all buoyed prices there.
Portland : Prices rose 2% to limit the year-on-year drop to 0.9%.
San Diego : Prices rose 1.4% to take the year-on-year fall to 1.8%.
San Francisco : A big 3.4% monthly gain took the year-on-year drop to 1.4%.
Seattle : Prices rose 2% to take the year-on-year fall to 1%.
Tampa : The home of the Republican National Convention saw a 1.9% gain and a
0.8% year-on-year rise.
Washington D.C. : The nation’s capital had a strong 2.8% appreciation to
take the year-on-year gains to 1.6%.

长岛:三面环水加三条大停车场,离海滩近。
westchester:还在NY,离Indian Point近了点。
NJ:幅员辽阔,去NYC注定了是乡下人进城。
