a Sellers Agent simultaneously on the same transaction.Once I signed the

agent has to disclosure their relationship as a Dual Agent.My recommendation
is to write on the Agency Agreement that I am representing you as a
Disclosed Dual Agent for the home located at xxxxx Hoboken, NJ 07030 and
only this single property. ?If we are unable to reach an agreement on xxxxxx
Hoboken, NJ 07030 the contract is null and void effective immediately.I

只有这个agent这么叽歪。其实我们以前见过他一次,结果他只带我们看了一个地方就
要求签一年的exclusive buyer's agent agreement。那一个唯一带我们看了的其实也
是我们自己在zillow上看到,然后当时在网上直接发message,以为是给seller agent

一般你请dual agent,在争价时有优势。因为同样成交价,dual agent拿的佣金比只做
seller agent多。他会动员房主接受你的offer。

specify the commissions(usually in % of the transaction price) for the
seller's agent AND the buyer's agent. If you submit an offer without a buyer
's agent, you would save seller the buyer's agent fee, which should make the
seller (decision maker) very happy. The common sense is every seller wants
to see more net money to him. This is a fact, the seller's agent has
no option but to present your offer to the seller.
Now, the only question you have is how to make a formal offer. A formal
offer is nothing but a draft contract, which you can easily obtain on the
internet. Alternatively, (you will need a lawyer anyway...) use a lawyer to
prepare the offer. Just remember to negotiate the fee with the
lawyer upfront.
