Dual agent may has its major issues but nothing you wrote here relate to
that!
Your REAL problem is you don't know what the fuck you were doing.
You might as well write " agent zhen de bu neng zhao " ( I cannot paste
here. Samsung bug. Only allows paste to certain cursor location. After
moving cursor. Paste still goes to first line. ..)

Buyers and sellers HIRE agents.
Agents work for buyers and sellers.
Agents DO NOT call the shots. Buyers and Sellers are the bosses.
When you complain about agent after the deal is done, it definitely feels
funny.
Whoever doesn't share the same feeling I stated here are doomed to repeat
the same mistakes those whiners made. Potentially anyway.

他们的最终目的就是促成这个deal，而方式就是通过让seller降价，同时让buyer提价
，最后到达一个平衡，使他们利益最大化。我觉得最重要的是坚持自己的意见和流程，
而且不能让agent知道你的底线。

任，我现在也没有答案。
我签了offer,但最后撤了。我当时还不知道deposit能否拿回，但是我就算拿不回，我
也不想买这个房子了。

Now. THAT you may correctly attribute to the problem of dual agency.
She does NOT have your best interest and itnis no wonder.
Because she also has seller's best interest.
How could one has the best interest of 2 opposing parties? Not possible.
Dual agency is a joke in principle.
The only doable dual agency is when your buyer agent shows you some house
listed by another person
In her own brokerage.
It is dual agency by association.

agency.
You tell her what to do. As long as your request is legal. She does it for
you PROMPTLY. And with satisfactory results to show you.
If you feel that's not the case. Some clients fire agent immediately. Some
after a few times of that.
As a buyer's agent , the first thing I do is to obtain SD and read it
myself and then send to my clients. Pointing out the major risks. If any.
This is done usually before going to see the house. Or on the same day.
Some sellers never prepared SD. Well that sends a signal and you proceed
with caution.

个过程中的几个步骤，也比直接全听中介的好。
至于dual agent的问题，看地方，有些热点地区，你不找dual agent你几乎抢不到房子
的。
当然，中介的做法可能不太厚道，其实你想想，他不也就一做生意的而已 |
