的东西才能要求卖方修或者要credit，如果报告只是说近期需要换的就不能提要求，
比如说房顶，就算现在30年寿命期已经过了，只要没有漏就不能要求卖家换或者退钱
请问是这样的么？这个律师靠谱不。。。

这些都不只是关键词， 这是how you approach your contract and in the end
reflects how much, or how badly you want this home.
As a buyer, I WOULD NOT accept what this attorney told you.
And yes, you CAN, and people DO replace lawyer if things can't work out. |

IF Inspection happened, that means the reviews and riders were all done.
The full languages are there in the riders. given what your attorney said,
you probably have a really weak rider.
What's said to you probably is consistent with the riders.
So you're out of luck in such cases.
The time to ask questions is BEFORE the conclusion of attorney reviews. not
after home inspection. |

My contract always says SATISFACTORY
Seller has to reject that, otherwise, that word sticks.
and my buyers have complete free will to feel satisfied, or not.
I have buyers cancel contracts all the time. It is not good for me, the RE
agent.
but it's full protection for buyers.

change it? You can definitely offer the discounted price according to the
property's condition. But I doubt that in today's market the buyer has the
bargain power at all.

还有， 我为Clients做很多totally extra, 别的经纪不知道， 或不会做的事。
第一次买家往往并不appreciate.
Sometimes they don't understand the subtlety.
Sometimes they thought/assumed every agent would do that.

给你搞定。
最近老中抢房子抢疯了，后来又后悔。已经有好几起被卖家sue去几万块钱了。
很多东西是看你的卖家有多么软弱/强硬。你还是要试探试探的。即使按常规，房顶不
漏不给换，但是卖家被你威胁一下也可能会给credit。卖家多数也是第一次卖房子啦。
不过他们不给你估计也没招。
可以让你的home inspector写的时候写得厉害一些。你雇的他，所以他一般听你的。

, it is un reasonable to ask seller to replace roof. You can not expect
everything is new including roof, as long as they are functioning, no leak,
it doesn't hurt to ask, you might be able to get credit from seller, but in

There are two issues at hand here.
1) What can be negotiated over after inspection?
2) What protection does inspection contingency provide the buyer?
The 1) involves partial money.
The 2) often involves potentially big money.
